Minnesota-based LouMin Holdings acquired The DECO, a five-story Class-A mixed-use building offering 89 luxury homes and premium commercial space in downtown Shakopee, Minnesota.
The acquisition marks LouMin’s first property in Minnesota and underscores the local leadership of Co-Founder & President Brad Swenson. It establishes the firm in a competitive, fast-growing multifamily market while bringing LouMin’s hands-on ownership approach and disciplined investment strategy to the state. As part of enhancing the resident experience from day one, LouMin has engaged Sail Management to oversee day-to-day operations, providing experienced local stewardship and resident-focused service.
The acquisition was funded through a rapid equity raise completed in just days and supported by strong institutional financing, including a Fannie Mae loan, reflecting both investor excitement and confidence in the asset and LouMin’s disciplined approach.
Meticulously developed and designed by Enclave Development, The DECO reflects Shakopee’s rich history, drawing inspiration from the 1920s Art Deco era. The first-floor lobby features expansive imagery collected from the Shakopee Historical Society, thoughtfully incorporating the site’s past into the building’s modern design.
Completed in 2021, The DECO features alcove, one-, and two-bedroom homes with modern finishes including tile backsplash, pendant lighting, wood-inspired flooring, in-unit laundry, private balconies, and heated enclosed parking. Residents enjoy a rooftop lounge with fire pit and grill station, 24-hour fitness studio, pet spa, bike storage and workstation, complimentary espresso bar, and an expansive clubroom for gathering and entertainment. Mana Brewery provides value-added on-site retail, further enhancing the live, dine, and play experience.
Situated on the historic site of Shakopee’s original 1883 City Hall, The DECO offers walkable access to downtown merchants, trail systems, the Minnesota River Valley, and regional attractions including Valleyfair, Canterbury Park, Chanhassen Dinner Theatre, Mystic Lake Casino, and the Minnesota Renaissance Festival. With a new amphitheater opening this summer, Shakopee’s appeal continues to grow, further cementing the city as a vibrant destination for residents, businesses, and investors. Major area employers include Amazon, Emerson, Canterbury Park, and Shakopee Public Schools. Shakopee has experienced significant population growth, with an estimated 10.8% increase between 2020 and 2024, further driving demand for high-quality multifamily housing in the area.
