LV Collective and Peninsula Investments announced the closing of Rambler Northgate, its newest student housing community in College Station, Texas, with plans to deliver in summer 2028.
Rambler Northgate, located across from Texas A&M University at 725 University Drive, is the second of three planned student housing developments within the larger Legacy Point master plan that LV Collective and Culpepper Realty Co. are partnering to bring to life. Legacy Point is Culpepper Realty’s master-planned, mixed-use development that aims to revitalize the 10-acre corner of College Avenue and University Drive, serving both the university and the community.
Rambler Northgate will rise 24 stories, making it the tallest building in College Station, and is planned to include 342 units and 922 beds across 761,444 square feet. The unit mix will include one-, two-, three-, four-, five-, and six-bedroom layouts, with 100% bed-bath parity.
LV Collective’s first development in Legacy Point, The Jay, is currently under construction at 313 College Ave. and is slated to deliver in July 2027. In total, the Legacy Point master plan is expected to offer over 3,000 beds of student housing and will include over 50,000 square feet of retail, entertainment, restaurants, and outdoor amenity space.
Residents will have access to curated amenities with a focus on academic success, wellness, and community engagement. Rambler will offer a resort-style pool with multiple hot tubs; a jumbotron; Daydreamer, an integrated café; a multi-sport simulator; a mezzanine-level coworking space with private study rooms; and clubhouse to support community connection. To encourage wellness, the property will include a fitness center, yoga studio, sauna, and cold plunge.
UMB is providing construction financing for the project. Project partners include Oz Architecture as the architect, JE Dunn as the general contractor, Variant Collaborative for interior design, and Site Design Group for landscape architecture.
