MAG Capital Partners, LLC acquired 3356 US Highway 42 East, a 75,469-square-foot industrial warehouse in Carrollton, Kentucky.
The Dallas-based investment firm purchased the asset in a sale-leaseback transaction with DRC Industries. The seller was represented by Forest Bender of Marcus & Millichap.
Built in 1992 along the Ohio River, the property has three drive-in doors, nine docks and 20” clear height. The site, which is proximate to DRC’s nearby production facility located where the Ohio and Kentucky Rivers meet, is in the midst of Louisville and Lexington, Kentucky, Cincinnati and Indianapolis.
The acquisition expands MAG Capital Partners’ holdings in the state. In August 2022, the firm purchased a 112,400-square foot headquarters/manufacturing facility in Nicholasville, Kentucky.
