Marcus & Millicap negotiates sale of two-property Dollar General portfolio in Bowling Green MSA

Marcus & Millichap facilitated the sale of a two-property Dollar General portfolio in Kentucky for a combined $3,614,185. 

Marcus & Millichap’s Don McMinn and Andrew Koriwchak represented the seller, a Kentucky-based developer, in association with Grant Fitzgerald, the firm’s broker of record in Kentucky. 

Both properties are located in the Bowling Green MSA, a regional hub anchored by Western Kentucky University, the General Motors Corvette Assembly Plant, and several major corporate headquarters. Each is secured by a new 15-year corporate-guaranteed lease with Dollar General Corporation. 

The first property, at 12065 Franklin Rd. in Franklin, is a 10,640-square-foot Dollar General built in 2025 on a two-acre parcel near Interstate 65 at Exit 6. 

The second property, at 828 N. Dixie St. in Horse Cave, is a 10,640-square-foot Dollar General Market completed in 2025 on two acres. The store features an expanded grocery format with fresh produce and meats.
