Marcus & Millichap facilitated the sale of 401 E. 4th Ave., a four-suite retail strip and a Dillon’s Fuel Station ground lease in Hutchinson, Kansas.

The 50,420-square-foot property is leased to national tenants including Planet Fitness, Dollar Tree and Dillon’s Fuel Station. It sold for $3.415 million.

Mark Ruble, Chris Lind and Zack House, investment specialists in Marcus & Millichap’s Phoenix office, in association with Colby Haugness, Marcus & Millichap’s broker of record in Kansas, had the exclusive listing to market the property on behalf of the seller, a Kansas limited liability company.

Built in 1968, the 50,420-square-foot property sits on 3.98 acres adjacent to downtown Hutchinson. Located one mile south of Hutchinson High School and Hutchinson Community College, the center serves a population of more than 46,000 residents within a five-mile radius.
