Marcus & Millichap closed the sale of a net-leased Texas Roadhouse property in Columbus, Ohio, for $3.167 million.

Jordan Klink and Kahlil Barnard, investment specialists in Marcus & Millichap’s Indianapolis office, had the exclusive listing to market the property on behalf of the seller, Solid Ground LLC. Chris Lind, Mark Ruble and Zack House from the firm’s Phoenix office procured the buyer, a Delaware limited liability company.

Texas Roadhouse, located at 5870 Carnaby Way in Columbus, Ohio, is secured by a brand-new 10-year absolute triple-net lease and has operated at the site for more than 20 years. The 2.19-acre property sits just off Interstate 270, which sees more than 100,000 vehicles per day, and is surrounded by national retailers including Kroger, Burlington and Crunch Fitness. It is located less than 15 minutes from both Downtown Columbus and John Glenn Columbus International Airport.
