Chris Gainey and Philip Levy, investment specialists in Marcus & Millichap’s Fort Worth & Dallas offices, exclusively marketed the property on behalf of the seller, Read King Commercial Real Estate, a leading Houston-based commercial development and services firm. They completed the sale to an out-of-state private investor completing a 1031-exchange. The buyer acquired the property in an all-cash transaction and closed escrow in fewer than 40 days.
The Market at City Park is located at 11710 South Fwy. Built in 2024 on almost 1.5 acres, the four-suite retail center is fully leased to a mix of national and service-oriented tenants, including Chipotle, Marble Slab Creamery & Great American Cookies, The UPS Store and TLN Family Dental. All leases are structured on a triple-net basis. The property is shadow-anchored by a new Joe V’s Smart Shop grocery store, an H-E-B brand, and features contemporary architecture, a drive-through lane and an outdoor patio serving the Chipotle end-cap space.
