Marcus & Millichap brokered the sale of a three-property Dollar General portfolio for $3.26 million in Manchester, Topmost and Breeding, Kentucky.
Scott Sandelin and Andrew Rodriguez, in association with Grant Fitzgerald and Michael Glass, Marcus & Millichap’s brokers of record in Kentucky, exclusively marketed the property on behalf of the seller, a New York family office.
All three properties were built in 2022 and include 9,100 square feet. The built-to-suit properties serve underserved rural and small-town markets.
The first property is located at 14332 Burkesville Road in Breeding, a rural town near Green River Lake and employment hubs in South-central Kentucky. The second property is situated at 10900 KY-11 in Manchester, part of the Corbin metro area. The third property is located at 4600 Highway 7 in Topmost, a regional market in eastern Kentucky’s Appalachian region, supported by local industry and natural attractions.
