Marcus & Millichap recently closed the sale of a 2,314-square-foot net-leased Chipotle restaurant in Defiance, Ohio. The asset sold for $1.389 million.

Brennan Clegg, Chris Lind and Mark Ruble, investment specialists in Marcus & Millichap’s Columbus and Phoenix offices, had the exclusive listing to market the property on behalf of the seller, an individual/personal trust.

The buyer, a limited liability company, was secured and represented by Daniel Bernard, Derrick Dougherty and Scott Woodard, investment specialists in Marcus & Millichap’s Philadelphia office.

The Chipotle Ground Lease is located at 1796 N. Clinton St. in Defiance.  This is one of the new “Chipotlane” drive-thru prototypes and the first Chipotle in Defiance.  The property is situated on a Walmart outparcel in the town’s main retail corridor which serves the nearby Defiance College and surrounding community.
