Executives from Maybach International Group, represented by commercial real estate services firm NAI Hiffman, joined Elgin Mayor Dave Kaptain, members of the Elgin Chamber of Commerce and other project partners yesterday for a ceremonial groundbreaking on Maybach’s new $20-million-plus, 62,000-square-foot headquarters on 12 acres at 1384 Madeline Lane in Elgin, Illinois. Completion of the facility is scheduled for 2023.
The facility, which will include an approximately 47,000-square-foot warehouse and repair facilities and nearly 15,000 square feet of offices, offers proximity to the four-way interchange at Interstate 90 and Randall Road, about 25 miles northwest of O’Hare International Airport. It is part of the burgeoning I-90/Northwest submarket, which had a 4.35% industrial vacancy rate and 1.25 million square feet of new industrial facilities under construction at mid-year, according to NAI Hiffman research.
Maybach, a suburban Chicago logistics company currently located in Alsip, has enjoyed significant growth over the past two years as a result of the rise in e-commerce and boom in demand for trucking. The new headquarters will offer employees an exceptional work experience and differentiate Maybach from industry peers.
“When we first started looking for a place for Maybach’s new headquarters, we considered sites throughout the Chicago area,” said NAI Hiffman Executive Vice President for Industrial Services Kelly Disser. Along with Mike Freitag, vice president for industrial services at NAI Hiffman, Disser aided Maybach with its selection of the Madeline Lane site and, with Peter Kenny, director of project services with Hiffman National, consulted on the facility’s design and construction timeline and budgets.
“In the end, Elgin offered us the best combination of a great location for a logistics firm – near transit infrastructure and skilled labor – and zoning and permitted use that was compatible with our operations needs,” Disser continued. “Working closely with Maybach’s team and Hiffman National, we’ve been able to design a building that supports Maybach’s continued expansion and will appeal to workers for years to come.” Last year, Disser found a separate site on Madeline Lane for the new headquarters of GoldCoast Logistics.
Built by PANCOR, Maybach’s new warehouse and office building will accommodate 50 to 60 on-site employees and 400 to 500 truck drivers. Its modern design features include 360-degree elevated views of the warehouse floor, 24-foot clear heights, 28 docks in cross-dock configuration, 10 grade-level drive-in door (drive-through configuration) docks, 57 car parking spaces, 206 trailer parking spaces and eight cab parking spaces. A reinforced roof can support a future soccer field.
