McHugh Construction, one of the Midwest’s largest full-service construction firms, announced it has topped off 1000M, marking the top height of the 73-story luxury rental tower McHugh is building at 1000 S. Michigan Ave. at the western edge of Chicago’s famed Grant Park.
McHugh Concrete poured the final concrete floor of 1000M 788 feet above Michigan Avenue and completed the roof in early August. This major construction milestone completes the vertical phase of 1000M, which will be one of the city’s tallest apartment buildings when it opens in 2024.
Since pouring the tower’s mat slab foundation in January 2022, McHugh Concrete poured one concrete floor slab every three days. To support the skyscraper’s height, caissons were drilled and socketed to bedrock approximately 87 feet below ground.
The concrete structure is comprised of 54,791 cubic yards of concrete, 10.6 million pounds of rebar and 812,761 pounds of post-tensioning.
Now that the building has topped off, McHugh Construction is moving onto the next phase of the project, which is managing 1000M’s glass façade installation and interior buildout, including the property showroom, which will open this fall.
McHugh is on schedule to complete 1000M’s first units in 2024. Apartments will be delivered in phases throughout the year.
1000M will offer 738 apartment homes, ranging from studios to four-bedroom penthouses, and will feature more than 80,000 square feet of indoor and outdoor amenity spaces, including Chicago’s highest rooftop observation deck to be located on the 73rd floor.
In July, co-developers Time Equities, Inc. (TEI), JK Equities (JKE) and Oak Capitals, launched the marketing campaign for 1000M, including a preview website: www.1000MChicago.com. Prospective residents can join the pre-leasing priority list and receive the first selection of apartments and invites to tour the property’s showroom by visiting the website.
1000M was designed by the late, luminary German architect Helmut Jahn and his company, Jahn/, which remains the architectural firm of record for the development. Renowned Chicago-based interior designer, Kara Mann, designed the apartment and amenity area interiors. McHugh Construction is the general contractor for the project, and Cullen Construction Management is the owner’s representative.
