McShane Construction completes Hairpin Lofts for Brinshore Development

McShane Construction Co. has announced the completion of the Hairpin Lofts and Logan Community Arts Center assignment for Northbrook-based developer, Brinshore Development LLC and the Lester and Rosalie Anixter Center. The historical preservation and reconstruction project is located at 2800 N. Milwaukee Ave. at the six-corner intersection of Milwaukee, Kimball and Diversey avenues in Chicago. 

Hairpin Lofts features a combination of the arts, commercial space and residential units.  Formerly known as the Morris B. Sachs Building, the 50,560-square-foot building now features 9,000 square feet of retail space on the ground floor, a 7,000-square-foot community center on the second floor and 28 one- and two-bedroom affordable and market rate apartments.

McShane Construction’s assignment included extensive exterior and interior renovations. From the exterior perspective, McShane restored the existing façade utilizing similar and existing materials to recreate the original splendor of the building that dates back to 1930 and is listed with the National Register of Historic Buildings. Working closely with the City of Chicago and with the aid of archived photos, McShane fabricated stone elements that were previously removed or damaged and replaced with non-historic elements. McShane’s team also enhanced the original window lines of the building providing the extensive natural light and airiness that was designed by the initial architectural team. McShane restored the second story full-height display windows while upgrading the upper level, residential floors with energy-efficient, aluminum clad windows.

The construction team additionally restored numerous elements within the interior to maintain the original design elements found throughout the common areas and lobby. McShane refinished the aging marble and terrazzo flooring, and restored the entryway light fixtures and coffered plaster ceilings in the lobby. The firm also re-purposed elevator medallions, elevator frames, glass tile, hardware, transoms and signage throughout the building. 

The newly renovated building also offers numerous sustainable features such as a green roof, reflective roof coating, solar thermal rooftop panels for domestic hot water and photocatalytic rooftop patio pavers. Hairpin Lofts features Energy Star appliances, geothermal heating and cooling, high-efficiency lighting and daylighting, non-toxic paints, stains and finish materials along with low-flow plumbing fixtures. McShane constructed the project to meet LEED-Gold standards and is currently pending certification from the U.S. Green Building Council.   

Hartshorne Plunkard Architecture provided the architectural services for the mixed-use redevelopment project.
