McShane Construction selected for 51-unit supportive living development

McShane Construction Co. has been selected by Interfaith Housing Development Corp. to provide comprehensive construction and renovation services for Grove Apartments, a new LEED-Registered, 51-unit supportive living development located at 442 S. Grove Ave. in Oak Park.  Construction is currently underway with completion scheduled for fall 2013.

McShane’s assignment includes the transformation of the former two-story Comcast office building located at the intersection of Madison Street and Grove Avenue into the Grove Apartments residential property.  McShane Construction will renovate the two existing floors of the building, add two additional stories to the building and renovate a 5,233 square foot retail component on the ground floor.   When completed by McShane, the new four-story residential complex will include the retail component and 51 residential units totaling 51,495 square feet of new and renovated construction.

The supportive housing development includes the restoration of the building’s original Albert Kahn design, including a complete brick and precast façade makeover to replace the existing stucco exterior.  McShane will also complete nine on-site parking spaces and construct a new 23-space parking lot across the street from the property.

The renovated structure will feature sustainable elements including a geothermal HVAC system, Energy Star appliances and low-E windows.  The site will also incorporate water-efficient landscaping and will achieve a 30 percent water use reduction.

The supportive housing development will be funded primarily through Low Income Housing Tax Credits.  IHDC has partnered with the Oak Park Housing Authority and Catholic Charities to assist single individuals who are income-eligible and qualified for supportive, independent living.  Catholic Charities will provide on-site case management, linking residents to existing services within the community while promoting stability for permanent residency.

The assignment will return a vacant building to productive use and revitalize a portion of Madison Street.

Weese Langley Weese has been selected to provide the comprehensive architectural services for this sophisticated restoration, renovation and new construction assignment.
