McShane Construction Company has been selected to complete Clybourn 1200, an 84-unit mixed-use, mixed-income development in the Old Town neighborhood of Chicago.
Joint venture partners Brinshore Development and Michaels Development Company chose McShane for the project and to design the sitework to include sidewalks, landscaping, and a surface parking lot for retail customers and guests.
The building will consist of a one-story, 25,295-square-foot indoor parking garage on the second floor. Approximately 17,000 square feet of retail will occupy the ground-level.
Amenities will include: a fully-featured community room, office area, party room, and fitness center. A roof deck on the third level will also include seating, a gas grill, fireplace, and landscaping.
According to the firm, a unique feature of the building will be its vegetable garden for residents to use, as well as a bee-keeping area.
McShane Construction will complete the seven-story residence utilizing precast concrete finished with a blend of textures and colors adding architectural interest to the prominent structure. Modern aluminum windows with varying mullion designs and steel and glass canopies at the retail and residential entrances will greater emphasize the contemporary aesthetic.
Clybourn 1200 was designed to meet LEED Certification and incorporates various sustainable components. Those include: a solar panel water heater system, low VOC products, permeable pavers and ENERGY STAR lighting and appliances.
Pappageorge Haymes Partners is serving as architect for this notable mixed-use assignment.
Completion is slated for second quarter 2017.
