David Liebman, SIOR, JD, managing broker of Merit Partners, LLC, was the sole broker in a sale-leaseback for a 38,543-square-foot industrial building in Mundelein, IL. Venture One Real Estate, through its acquisition fund, VK Industrial IV, LP, a partnership between Venture One and Kovitz Investment Group, acquired the building on 3.12 acres of land located at 939 Tower Road.
The transaction was a sale-leaseback with American Marketing Services & Consultants, Inc. (AMSC). Liebman represented AMSC 17 years ago in the original site acquisition and build-to-suit transaction for the property.
The precast building features 24-foot clear height, T-5 Lighting, four exterior docks, one drive-in door and 6,281 square feet of high quality office space. Additionally, the property has 0.6 acres of additional land that could accommodate an 18,000-square-foot building expansion, additional car parking or trailer parking.
