Chicago-based Focus has been selected by Miami Beach-based Lakshmi Capital Management to act as the general contractor for a new project in Chicago’s Old Town neighborhood. Located at 343 W. Schiller Street, the nine-story development is slated for a spring 2020 completion.
Featuring 105 multifamily units as well as ground floor retail, 343 W. Schiller will total 105,000 square feet. Resident amenities will include an interior dog run, fitness room, luxury lounge, heated indoor parking and a ninth-floor terrace complete with grills and firepits.
Designed by Brininstool + Lynch, the building will include a fiber cement rainscreen, and it will be the first building in Chicago to use Intus high-performance windows to improve energy efficiency. Lakshmi has also brought on Cullen Construction Management to act as owner’s representative. Led by Chris Hume, executive vice president and supported by Sarah Baresel, project executive, Cullen will provide project oversight during the construction of 343 W. Schiller.
The Focus construction team was selected due to their depth of mid-rise construction experience and ability to navigate a small site in a dense neighborhood. The Focus team is led by senior project manager Wade Giorno, and he is supported by superintendent II Joe Czarnik and project engineer Jake Dohm.
