Developer Aman Living will welcome its first move-ins this October at Verandah Retirement Community, the Midwest’s first multicultural retirement community designed to celebrate a variety of ethnic lifestyles, such as Indian, American and Asian through a fusion of cuisine, activities, entertainment, traditions and cultures for seniors of all backgrounds.
Located at 900 W. Irving Park Road in Hanover Park, Illinois, the maintenance-free community will provide a continuum of care allowing active adults to age in place by offering 55 townhomes, 72 condominiums and an 80-bed facility with 68 assisted living units and 12 memory care studios. Earlier this summer, the community celebrated the grand opening of its Phase 1 clubhouse and decorated ranch townhome model.
“Based on the overwhelming positive response we had at the grand opening of our clubhouse where we had more than 500 guests, we are beyond excited to welcome our first residents to Verandah this fall,” said Dr. Anuja Gupta, principal and managing partner of Aman Living, developer of Verandah. “And because Verandah is unlike anything else in the Midwest—where multiple cultures are embraced on a daily basis—we’ve also added a buyer guest suite adjacent to the community clubhouse, so interested buyers can enjoy a short stay and experience everything we have to offer.”
The guest suite will open after first move-ins take place and operate like a hotel room in that it includes a bedroom, closet and full bath. Interested buyers can rent the suite and “try on” the Verandah lifestyle, which includes access to all the amenities the 4,500-square-foot clubhouse offers, such as daily meals in the dining room, which will serve multicultural cuisine for lunch and dinner; a fitness room; computer room; furnished outdoor patio and multiple well-being spaces for reading and engaging in group activities and entertainment.
“Loneliness is a huge problem for seniors, which is why we wanted to make sure the clubhouse would be ready ahead of our first move-ins so our residents and guests would have a place where they would feel at home from day one and be able to socialize with their new neighbors,” said Gupta, a cardiologist that has provided care for many seniors.
Guest suite occupants can also tour the four early-delivery townhomes at the community as well as a decorated ranch townhome model with a two-bedroom, two-bath layout. Spanning 1,587-square feet, the model shows buyers a number of options to personalize their home, including custom 42-inch maple cabinetry in the kitchen and baths, custom countertops in the kitchen and hardwood flooring in the living room and guest bedroom.
At the center of the home is open-concept kitchen/dining/living area with a bay window in the dining area and a sliding glass door off the living room that opens to a private patio and landscaped backyard. For privacy, the master suite is located at the rear of the home and includes a walk-in closet and a bath with dual sinks and an extra-large standing shower. The home also includes a laundry room and one-car garage.
Townhomes at Verandah feature 80 percent brick exteriors and come standard with tray ceilings, a fireplace and hardwood flooring in the living room. Kitchens include a spacious island, granite countertops, stainless steel appliances and stone tile flooring. Bedrooms feature carpet floors and offer vaulted ceilings as an option.
Priced from $290,000 to $450,000, townhomes range from 1,450 to 2,000 square feet. Buyers can choose from a two-bedroom, two-bath ranch plan or a two-story, three-bedroom, 2.5-bath plan with a first-floor master suite. Full, unfinished basements are optional. Each townhome includes an attached one- or two-car garage. To date, more than 25 percent of the development’s townhomes have sold.
As development in the community progresses, the Phase 1 clubhouse will eventually be replaced with a 20,000-square-foot space that will be located in Verandah’s condominium and medical building. The permanent clubhouse will include the same features of the Phase 1 clubhouse, as well as a movie theater, beauty salon and library. Additional community amenities will include a one-acre pond, park, walking paths and landscaped gardens.
Located on 11 acres along the north side of Irving Park Road just west of the Elgin-O’Hare Tollway, the $43 million Verandah Retirement Community is located near many temples, grocery stores and restaurants.
“Verandah will be a place where all seniors—from those of Indian to American descent—can feel at home,” Gupta said. “We will be staffing the facilities with people that understand multiple languages, including Hindi, and we will be offering entertainment popular to all cultures such as recent American movies as well as Indian Bollywood shows at the clubhouse’s theater.”
