Minneapolis’ Northmarq adds managing directors to firm’s debt and equity platform

Minneapolis-based Northmarq added Chinmay Bhatt, Noam Franklin and Cody Kirkpatrick as managing directors in the firm’s Debt + Equity platform.

The trio will execute institutional equity and structured solutions across the U.S., with a focus on the living sector including multifamily, student housing and build-to-rent communities.

Bhatt, Franklin and Kirkpatrick will add national leadership and equity expertise to Northmarq’s Institutional Equity Advisors that includes Joel Heikenfeld, Charlie Rimkus, Annamarie Bjorklund, Alexander Horsman, Josh Galen and Sean Swift.

Career highlights

Prior to joining Northmarq, Franklin, Kirkpatrick and Bhatt led the JV Equity and Structured Capital Group at Berkadia, where they advised on more than 130 transactions totaling over $7 billion in capitalization across 24 states. Their advisory scope included joint venture equity, preferred equity and platform-level capital solutions — frequently involving first-time partnerships with institutional investors from Europe, Asia and the Middle East.

The team’s work supported acquisitions and developments for over 26,000 units and beds in the living sector, establishing them as leading advisors to institutional owners, operators and developers. Their track record also includes structuring strategic programmatic and platform capital for emerging and established operating partners.

Before Berkadia, the three co-founded Central Park Capital Partners, a boutique advisory firm that was acquired in 2019 and became the foundation of Berkadia’s national equity platform. Bhatt and Franklin worked, collectively, for over a decade in the UAE and continue to build relationships to capital in the region. Kirkpatrick brings a deep development expertise that further broadens the team’s strategic capabilities.
