Mohr Capital breaks ground on 372,000-square-foot warehouse in Houston

Mohr Capital broke ground on Oates 610, a new Class-A industrial development at 117 Oates Road in Houston. The approximately 372,000-square-foot cross-dock warehouse is slated for delivery in the second quarter of 2027.

Situated on approximately 23 acres in Houston’s Northeast Submarket, Oates 610 is strategically positioned near Interstate 610, Interstate 10 and U.S. Highway 90, providing future tenants with convenient access to the Port of Houston and major transportation arteries serving the Houston metropolitan area and broader Gulf Coast region.

The ground-up development was designed to accommodate modern industrial operations. The cross-dock facility will offer 36-foot clear heights, a 450-foot building depth, 80 dock-high doors and four-drive in doors. Additional features will include an ESFR sprinkler system, 91 trailer parking spaces and two points of access.

JLL has been retained as the exclusive leasing team for Oates 610, led by Richard Quarles and Joe Berwick. Cadence McShane is serving as the project’s general contractor.
