Riverside Investment and Development (Riverside) and Convexity Properties have signed Molson Coors Beverage Company (Molson Coors) to a long-term, 83,848-square-foot lease for floors 34 through 36 at 320 South Canal—BMO Tower. The world’s fifth-largest brewer anticipates moving its Americas HQ from 250 S. Wacker Dr. when the lease commences in Summer 2024.
Molson Coors cites 320 South Canal’s vibrant environment as the main driver for the move. The company’s new home allows for more collaboration, with an open concept and meeting spaces spread across the three dedicated floors connected by an internal staircase. No Molson Coors headquarters would be complete without a pub, and the new site will include a pub and private outdoor patio for employees to celebrate together all year long.
Cushman & Wakefield’s Matt Gautreau, Nick Pavlakovich, Dan Maslauski and Michael Sessa represented Molson Coors in the transaction. Riverside was represented in-house by Drew Nieman and Christy Domin.
320 South Canal is a 52-story, Class A trophy office tower immediately south of Chicago’s Union Station. It was designed by Goettsch Partners and features market leading health and wellness infrastructure, an abundance of natural light, excellent air quality, and breathtaking views of Lake Michigan. The Green, a 1.5-acre privately owned outdoor park with activated amenities, the largest of its kind in Chicago’s CBD, sits on the west side of the building.
320 South Canal is WELL Platinum, LEED Gold and WiredScore Platinum certified.
320 South Canal is one of the most well-connected properties in the West Loop. An underground pedway connects it directly to Union Station providing an easy link to the Metra concourses and Amtrak trains. There is also a CTA Loop Link at the adjacent Union Station Transit Center and easy access to the CTA Rapid Transit Blue Line is just one block south.
Last month Riverside signed Antares Capital to a lease, the most recent in a string of deals inked at the property since last summer. Other signings include Skadden Arps, National Futures Association and Ullico. The law firms of Chapman & Cutler and Faegre Drinker also call the building home. They all join anchor tenant BMO at the property.
