Morgan announced the opening of The Watson, a new seven-story, 345-unit apartment community at 11901 Burnet Road in North Austin, Texas.
The seven-story, podium-style property features studio, one-, two-, and three-bedroom apartment homes designed for an elevated and connected North Austin lifestyle. The Watson pairs finely detailed residences with hospitality-inspired shared spaces, expansive outdoor amenities, and dedicated areas for work, wellness, and connection.
“Burnet Road is one of the most energetic corridors in Austin, and we wanted The Watson to belong to it rather than sit beside it,” said Jason Hauck, regional development partner for Morgan’s Central Region. “Part of that meant stepping back the building at various heights, which opened up outdoor spaces you don’t typically get in a midrise. The result is a skyline plunge pool overlooking The Domain, a sunset roof terrace, and select sixth-floor residences with expansive private walkout patio yards. The Watson is an evolution of the kind of community Morgan has built across Texas for more than sixty years, and we think it’s the best expression of that progression yet.”
Apartments at The Watson offer elevated finishes and thoughtful details, including 10-foot ceilings, designer cabinetry, quartz countertops, under-cabinet LED lighting, backlit bathroom mirrors, and custom closets. Select residences also feature expansive private sky terraces with views of the Domain skyline.
The amenity collection is designed to support wellness, productivity and connection. Residents have access to two boutique pools, a dedicated work-from-home and co-working lounge with private work pods, a sky lounge and main sky terrace, an expansive fitness center with an outdoor fitness lawn, a coffee bar, tranquility garden, sunset sky terrace, dog park, and pet wash.
The Watson is located in the heart of North Austin’s tech corridor, just steps from The Domain and minutes from premier dining, shopping and major transportation routes throughout the city. It is also near the forthcoming CapMetro North Burnet/Uptown Red Line station, expected to open in 2027.
Approximately 45 residences are reserved for households earning up to 60% of the Austin Area Median Income, expanding access to new housing options in a high-demand area of the city.
The community includes approximately 522 parking spaces across two above-ground and two below-ground parking levels, with EV charging stations and Wi-Fi connectivity throughout the property, including the underground garage. The Watson is designed to achieve NGBS Green Silver certification, reflecting Morgan’s commitment to energy efficiency, water conservation, resource-efficient design, and healthy indoor environments. The community is also pursuing Austin Energy Green Building 1-Star certification.
Morgan developed, built, and manages The Watson, with STG Design serving as architect and Faulkner Design leading interior design. Initial residents began moving in this June, with full completion anticipated this fall.
