Morgan/Harbour Construction to build two industrial projects within the O’Hare Logistics Center

Morgan/Harbour Construction will build two industrial projects on behalf of DCT within the O’Hare Logistics Center in Elk Grove Village, Illinois. The projects will include a complete interior build-out at 2200 Arthur Avenue and the redevelopment of 2201 Arthur Avenue.

At 2200 Arthur Avenue, Morgan/Harbour was selected to complete an interior office and warehouse build-out for a new full-building tenant, McNichols Company. Morgan/Harbour completed the shell of the 112,862-square-foot warehouse building for DCT last year. Situated on 6.9 acres, the cross-docked facility is located between Route 83 and Elmhurst Road and minutes from O’Hare International Airport. The building features 32′ clear height, 38 exterior dock positions and 40 dedicated trailer stalls in a fully-secured truck court.

Morgan/Harbour will also complete extensive renovations at the neighboring property, 2201 Arthur Road, a 108,931-square-foot industrial warehouse. A redevelopment for DCT, the project will include demolition of the interior offices and the exterior façade, replacement of office windows and the installation of a new metal panel exterior wall system.

Morgan/Harbour will also demolish the eastern exterior wall of the warehouse to add 10 exterior truck docks, completely overhaul the electrical service and add a new ADA-compliant entrance. The project will also include the removal of an existing rail spur to the building, the demolition and replacement of the 6.88-acre site’s asphalt and concrete, the addition of permeable pavers and onsite storm detention and a new parking area to accommodate 49 cars and 21 trailers. Construction is slated for completion in summer of this year.

Morgan/Harbour’s construction team for both DCT projects will be led by Ben Warriner, executive vice president of Morgan/Harbour, as project executive, Eric Schmidt, project manager, and Karl Weber, project superintendent. Harris Architects is providing the architectural services.
