JLL Capital Markets announced today that it has closed the sale of Interstate Business Park, a Class-B warehouse totaling 124,032 square feet in San Marcos, Texas.
JLL represented the seller, Live Oak, in the sale to Belvoir Real Estate Group.
The front-load building is leased to three regional tenants, including Builders Alliance, LLC, Premier Triangle, LLC and CoTechno Group, Inc. Interstate Business Park features clear heights of up to 16 feet, 11 dock doors, 147-foot truck court and 65 parking spaces.
The property is located on 10.83 acres at 1942 S Interstate 35 within the Austin-San Antonio IH-35 Corridor, a roughly 80-mile stretch of I-35 which is home to nearly five million residents. Furthermore, Interstate Business Park has easy access to the Texas Triangle, the area between Dallas-Fort Worth, Houston and San Antonio/Austin. This allows tenants to reach 25 million residents within a five-hour drive.
