MWI Property Group broke ground and precast wall panels are going up on its first speculative industrial facility within the company’s new 211-acre Gateway Business Center in Geneva, Illinois.
Located at 1500 S. Kautz Road, this 118,332-square-foot Class-A building is designed to meet modern industrial demand with 32’ clear ceilings, up to 34 dock positions, four drive-in doors, 148 car parking spaces, a full concrete truck court and 4,000-amp power capacity. The building is divisible to approximately 28,000 SF to accommodate a wide range of users requiring highly functional and flexible space with its above standard parking, loading and power amenities. Shell completion is targeted for the second quarter of 2026. The building is being offered for both lease or sale.
This spec building groundbreaking follows MWI’s recently completed business park improvements, including construction of the nearly mile long Kautz Road extension to provide access to IL-38 and Fabyan Parkway, all mass grading and stormwater ponds, as well as installation of the associated park infrastructure and utilities.
With the completion of the Kautz Road extension and the first building construction underway, the business park is poised to attract more world-class companies seeking a strategic location in the west suburbs and Fox Valley area. MWI Construction LLC is serving as the design-build general contractor for the project, with Pinnacle Engineering and Harris Architects providing engineering and architectural design services.
