NAI Hiffman announces that ownership plans revitalization efforts at 58,000-square-foot property in Oak Brook

NAI Hiffman announced that ownership is moving forward with a comprehensive revitalization of 2100 Swift Drive in Oak Brook, Illinois, following the signing of a 17,447-square-foot lease at the three-story, 58,000-square-foot office property.

NAI Hiffman Executive Vice Presidents Patrick Kiefer and Dan O’Neill represented building ownership, Experimental Holdings, in the transaction with DesignPac, which brings the property to 30% leased. DesignPac was represented by Newmark Senior Managing Director Corey Chase.

Formerly a long-time call center for ComEd, the building was partially redeveloped in 2015 but never reoccupied, as it exchanged hands multiple times over the last decade. Experimental Holdings purchased the building in 2022 with the intent to re-tenant the building and finalize the redevelopment.

The 17,447-square-foot lease serves as the catalyst to finalize the redevelopment and will kick off a series of capital improvements, including new landscaping, a refreshed lobby, updated washrooms and corridors, and a resurfaced parking lot, as well as new HVAC, life safety and other building systems.

“With a committed, well-capitalized owner and professional management, 2100 Swift will reemerge as a new, modernized option for tenants seeking quality space in the East-West Corridor,” said Kiefer.

DesignPac, part of the 1-800-FLOWERS.COM, Inc. family of brands and a premier provider of gourmet gift baskets and sets for major retailers across North America, will take occupancy in February 2026 following the capital improvements and tenant buildouts.
