NAI Hiffman brokered the $2.6 million sale of 344 Beinoris Drive in Wood Dale, Illinois. The 20,541-square-foot freestanding industrial building sold for $127 per square foot.
NAI Hiffman Executive Vice President Joe Bronson and Senior Associate Paddy Dwyer represented the buyer, an undisclosed metal manufacturing company that bails, stores and distributes scrap metals nationwide.
The buyer will nearly triple its previous footprint of about 7,000 square feet, also in Wood Dale. With heavy power infrastructure and outdoor storage capacity, the facility enables the manufacturer to expand processing and storage while maintaining its established presence in the O’Hare submarket.
The property features 1,600 amps / 240 volts of power and an expandable outdoor storage area — rare amenities in the competitive O’Hare industrial market, where vacancy stood at 4.9% in the second quarter, according to NAI Hiffman research.
