NAI Hiffman renews anchor tenant, JCR, at Oak Brook’s Regency Towers

NAI Hiffman has completed an early renewal for tenant Joint Commission Resources (JCR), which will continues to occupy 29,704 square feet at Regency Towers, 1415 W. 22nd Street in Oak Brook. This is on top of the several leases that the brokerage recently handled at American Realty Advisors’ Class A office property.

NAI Hiffman senior vice president Perry Higa and executive vice president Steve Connolly represented JCR, a global consulting agency for hospitals. American Realty Advisors, tapped NAI Hiffman executive vice presidents Patrick Kiefer and Jim Adler to facilitate the transaction.

Higa and Connolly presented all Class A office options within JCR’s criteria to maintain or elevate its office environment, obtain covered parking and other building amenities, and change management for its employees within the East-West Corridor. After 18 months of evaluating options, JCR opted to remain in Regency Towers as an anchor tenant.

“We decided to engage NAI Hiffman based on its office brokerage team headed by Perry Higa, its market knowledge, a similar transaction history, transparency and a consulting approach to the real estate process,” said JCR director of operations Kristie Ryan. “Mr. Higa brought creative ideas regarding culture and change management and workspace issues to our attention. By focusing on the goals of JCR, he addressed and resolved building issues and remained our advocate even after the lease was fully executed. Mr. Higa is a man of integrity and continues to be an advocate for JCR.”

Higa and Connolly were able to negotiate very favorable business terms at Regency Towers reflecting flexibility and concessions that will allow JCR to renovate its existing office space with a focus on collaboration and an enjoyable work environment, as well as securing additional reserved, covered parking for its employees.

“As one of the largest tenants of Regency Towers, JCR was able to lock in favorable business terms. It was a win-win situation for both JCR and owner American Realty Advisers,” Higa said. “JCR was and is a great client; I am excited to see its continued business growth and improve its office space for its employees.”
