Newmark arranged a long-term, full-building industrial lease totaling 150,316 square feet on behalf of tenant Dynamic Manufacturing at 7801 Industrial Drive in Forest Park, Illinois.
Newmark Senior Managing Director Corey Chase represented the tenant in the lease negotiations. The landlord is First Industrial Realty Trust, Inc.
Dynamic Manufacturing will utilize the facility for industrial warehousing, electrification and manufacturing operations, providing the company with additional warehouse capacity while supporting the expansion of a growing business line. Full operations are expected to commence in February 2027.
Located on 5.07 acres, 7801 Industrial Drive features 4,509 square feet of office space, 24-foot clear heights, six interior loading docks, one drive-in door and parking for 120 vehicles. The fully air-conditioned warehouse and planned installation of a new ESFR sprinkler system were key factors in Dynamic Manufacturing’s decision to lease the property.
Situated approximately 10 miles west of downtown Chicago with immediate access to Interstates 290 and 294, the property offers efficient connectivity throughout the Chicago metropolitan area and to regional transportation networks. Its infill location provides tenants with access to a deep labor pool and proximity to major manufacturing, distribution and logistics corridors throughout the Midwest.
