Newmark Knight Frank (NKF) has successfully orchestrated two industrial investment sales totaling approximately 196,000 square feet in DuPage County, Illinois. Together, both sales are valued at more than $11,000,000.
In the first transaction, senior managing directors Elise Couston, SIOR and Adam Marshall, SIOR, CCIM, with managing director Boris Shraybman of NKF’s Chicago capital markets team, arranged the successful sale-leaseback of 1005 N. Commons Drive in Aurora, Illinois, a 140,000-square-foot, Class A industrial warehouse. NKF represented the seller and tenant, Import Logistics, Inc. in the transaction. The facility sold to a local private investor for an undisclosed amount.
“The sale-leaseback of 1005 N. Commons Drive provided investors with the opportunity to acquire a mission-critical facility that is 100 percent net leased on a long-term basis,” said Couston. “The asset’s excellent location within the Meridian Business Campus in the I-88 Corridor, also made for a very attractive opportunity for buyers, and thus we received several offers.”
Marshall and Shraybman also successfully orchestrated the sale of 466 Vista Avenue in Addison, Illinois, on behalf of a private owner. Venture One Real Estate acquired the 55,750-square-foot facility on 2.19 acres for $2,350,000. The facility was purchased 100 percent leased to E & C Custom Plastic, Inc.
