Bringing more than 17 years of experience, Noelle A. McDonald has joined the Chicago team of Valbridge Property Advisors as a director. In her new role, McDonald will consult and perform valuations on a variety of commercial real estate properties. Her valuations are used for decisions related to acquisition, disposition, litigation, tax protests, estate settlements and condemnations, among other uses.
McDonald’s experience in appraisal includes various positions with TCF Bank, Integra Realty Resources–Chicago Metro, CBRE and JSO Valuation Group. She previously worked with Valbridge senior managing director Gary DeClark in her roles at CBRE and Integra.
“Noelle has a great ability to think outside the box and come up with solutions for our clients, and we are going to try to give her many opportunities to do that,” said DeClark. “We are looking forward to adding her expertise to our growing team.”
A candidate for designation from the Appraisal Institute, McDonald will earn her MAI designation upon completion of a comprehensive exam later this year. She has expertise in Low Income Housing Tax Credit (LIHTC) properties, HUD subsidized apartment properties and Fannie Mae/Freddie Mac financed properties as well as bankruptcy and estate planning.
She has performed valuations on a wide range of properties including multifamily properties, “fractured” condominium buildings, medical office buildings, senior living facilities, banks, hotels, shopping centers, landfills, water treatment plants and wind farms. She has also performed going-concern appraisals and allocations of value on gas stations, convenience store, car washes, lube shops and banquet halls.
McDonald holds a bachelor’s degree from the University of Wisconsin-Madison where she earned a four-year academic scholarship and was a member of the Delta Sigma Theta sorority. A Certified General Appraiser in both Illinois and Wisconsin, she has appraised properties throughout the Midwest as well as in California, Georgia, Massachusetts and Washington, D.C.
