Northland Living, the new sister company of Canadian hospitality firm Northland Properties Corp., plans to build a new condo tower in downtown Austin, Texas.
Located on a 0.81-acre site at the northwest corner of 14th and Guadalupe Streets, the property sits just west of the Texas State Capitol and SXSW Center, home of South by Southwest’s headquarters. It is presently home to the Combined Law Enforcement Associations of Texas, or CLEAT, which will gain new office space in the new tower. CLEAT will occupy 10,000 square feet in the new tower, enabling the organization to maximize the value of its land and remain on-site.
Called Luminary, the tower will feature 286 condo residences, with one to three bedrooms, in a 35-story, 400-foot tower. The height puts it on track to be one of the tallest in the burgeoning northwest downtown area. The name harkens the way luminaries inspire and exude light.
Designed by Page Southerland Page Inc.’s Austin team, the concept calls for a bright, neutral aesthetic with copper-toned metallic elements. Elegant, graceful arches adorn the street-level, which features 4,800 square feet of ground-level retail space, including a prime spot for a restaurant. Residences will rest atop the retail space, a 6.5-level parking structure, and one level of contemporary office space – with an amenity deck just above the parking podium. Amenities will include a pool, fitness facilities, and expansive indoor and outdoor spaces, providing an ideal backdrop to unwind, entertain, and appreciate the captivating views of the downtown Austin skyline and surrounding neighborhood.
Luminary’s condos will range in price from roughly $600,000 to more than $3 million, with a number of units below the $1 million mark. Austin-based Urbanspace LLP has been tapped to handle the marketing and sales of Luminary.
The Urbanspace team is downtown Austin’s most prolific new condo sales representatives, having previously sold-out towers such as Seaholm and The Independent, which set a record-breaking pace for sales. Burns is also the developer of The Modern Austin Residences.
Burns and Kaleel previously aligned forces when Kaleel was with Intracorp Homes and spearheaded the development of 44 East Ave on Rainey St., which Urbanspace also represented. The same general contractor for 44 East, namely Flintco LLC, will serve in the same role for the Luminary. Kimley-Horn has been tapped as the project’s engineer, while Drenner Group PC is providing legal services.
For context, the nearby 26-story Westgate Tower at 1122 Colorado St., standing 261 feet high, was the tallest building built in downtown in the 1960s – and until 1972, only the Texas State Capitol and the University of Texas main building stood taller. The other tall building in the area is the Moody National Bank Tower, which rises 296 feet with its flagpoles. A 399-foot-tall hotel is planned for 1308 Lavaca St. and an apartment tower called Annie B is slated to rise 400 feet.
