Bob Chalupa, senior vice president of NorthMarq’s Omaha-based regional office, arranged the $5.2 million acquisition of a 61,120-square-foot office property at 10802 Farnam Drive in Omaha, Nebraska.
The transaction was structured with a 10-year term with the first year being interest-only, followed by a 22-year amortization schedule. NorthMarq arranged financing for the borrower through its correspondent relationship with a life insurance company.
The loan closed in 45 days for an acquisition and tenant improvements for a single tenant 5 months prior to occupancy.
