950 Ice Cream Drive, North Aurora, IL (174,000 SF)
Core Industrial Partners Nick Krejci and Noel Liston represented the purchaser, Perla USA, in their acquisition of a ±174,000 square foot newly constructed building in North Aurora, Illinois. Perla Foods will utilize the building for their US headquarters for production and distribution of their antipasti product line. The 174,000 square foot building was developed by Transwestern and completed in 2022. The building features 36’ clear height throughout the warehouse, 20 exterior loading docks, 2 drive-in doors, and sits on 12.3 acres of land.
1705 Madeline Lane, Elgin, IL (144,000 SF)
Broker Parker Ray and Noel Liston represented Component Plastics, Inc. in their purchase of a newly developed 144,000 SF building in Elgin, Illinois. The building was developed by Seefried Industrial Properties and completed in December 2023. The purchaser, a plastic injection molding company relocating from a nearby facility, closed on the property upon substantial completion. The building was sold in shell condition and the purchaser will complete the interior finish to suit their manufacturing operations.

Partner Matthew Lee represented the purchaser of a 40,000 square foot building in Melrose Park, Illinois as well as a 24,000 square foot lease in Romeoville, Illinois on behalf of tenant.
Broker Ryan Mullins and Frank Damato represented the tenant in their lease of 15,000 square feet in Addison, Illinois.
