OHT Partners broke ground on a new apartment community in west Houston slated to serve young professionals.
Located on a 13.1-acre site at 19615 Park Row Boulevard, the community is situated in the path of Houston’s employer migration towards the west side of the city as well as the expanding presence of major hospital systems.
The community, which has yet to be named, will feature a total of 396 units, ranging in size from one to two bedrooms with 702 to 1,256 square feet. Unit-specific amenities include: smart lock technology, smart/wi-fi enabled thermostats, French door refrigerators, front control ranges, quartz countertops, nine-inch vinyl wood flooring, brass hardware, linen closets, open shelving concepts, front lit vanity mirrors and mud benches. Select units will also have private yards.
Community-wide amenities include: a co-working area, fitness center available around the clock, clubroom kitchen, package lockers, package locker room, two resort-style pools with cabanas , pool pavilion with Big Green Egg grill and gas barbeque grills, an artificial turf game lawn, 4,300-square-foot dog park, pickleball court, electric vehicle chargers as well as community-wide managed Wi-Fi.
This particular west Houston site is near office sites for Baker Huges, Flour & Frost Baker, and Marathon Oil Corp. as well as Houston Methodist West and Texas Children’s West. Houston Methodist West is currently undergoing a $247 million ($185 million hospital expansion and $62 million community expansion) project that is scheduled to be completed in April 2027. The expansion encompasses over 129,000 square feet of new and renovated service areas and is expected to create around 300 new healthcare jobs. Texas Children’s West is the first community hospital designed, built, and equipped exclusively for children. The hospital contains 515,007 square feet and over 1,000 employees on a 55-acre campus less than two miles from the site.
Both Memorial Hermann Katy Hospital and M.D. Anderson Cancer Center are less than six miles away from the site as well. The site is ideally positioned to allow superior access to a variety of employment centers via I-10, including the booming Energy Corridor, City Centre, and the greater Memorial office submarket. Additionally, a number of desirable retail and entertainment options, including Cosmic Air Adventure Park & Arcade, HEB, Tiger Woods’ PopStroke and Andretti Karting are all less than five miles from the site.
OHT Partners, which is serving as both the developer and general contractor for this project, anticipates construction wrapping up in late 2027.
