The landscape of modern living is evolving rapidly, and with it, the expectations of renters. Electric vehicles (EVs) are no longer a niche trend; they are becoming a standard part of daily life for many households in Illinois and across the country. As more drivers make the switch to electric, multifamily property owners are encountering a growing opportunity: providing on-site EV charging as part of their amenities package.

More than just a modern convenience, EV charging represents a meaningful investment in the long-term value of your property. Renters today are looking for homes that support their lifestyles, and reliable access to charging is quickly becoming a deciding factor for many. By installing EV charging stations, multifamily landlords can position their properties ahead of the curve, attract new residents, retain current tenants, and strengthen their competitive edge in a crowded market. For property owners wanting to future-proof their buildings, EV charging is an amenity with staying power.

To support this transition, Ameren Illinois offers the ChargeSmart program, designed specifically to help customers manage energy use and reduce the costs associated with EV charging.

Multifamily Facility Eligibility

ChargeSmart is available to new or existing Ameren Illinois customers who operate multifamily buildings with two or more residential units located on the premises. Whether you manage a small two-flat or a large apartment community, the program is structured to support a wide range of property types.

Program Benefits

  • $15 monthly bill credits for the first 12 consecutive months
  • Incentives for charging during the Preferred Charging Period (11 p.m.–7 a.m.), which provide a credit for every kilowatt-hour of EV charging completed during these hours

Enrollment Requirements

  • Once enrolled, customers are required to stay on the program for a minimum of 12 consecutive months.
  • After the first 12 consecutive months on the program, customers will remain on the program or until account changes are requested.

Additional Support Available

For eligible Ameren Illinois customers planning to install EV charging stations, additional financial support may be available through the ChargeReady program. ChargeReady assists with the installation of both Level 2 and DC Fast Charging (Level 3) equipment by helping offset make-ready expenses, such as electrical upgrades and site preparation. This support can significantly reduce the upfront financial burden of preparing a property for EV charging.
