Online savvy helps commercial real estate professionals do better business offline

Two leases have been signed for ground-floor retail space at The Foundry in Ames, Iowa, a student-housing complex near Iowa State University and developed by The Opus Group.

Committed tenants for the luxury student housing complex include Starbucks and Barefoot Campus Outfitter.

“We’re excited to welcome both companies as tenants at The Foundry,” said Jason Conway, director, real estate development, with Opus Development Company, L.L.C. “Adding to the building’s amenities, they will enhance the living experience for residents and provide great food and retail options for the surrounding community.”

With a premium location at the entrance to Iowa State University’s campus, both retailers will open in the fall of 2015. Starbucks coffee company will occupy 2,000 square feet of space with its only location in the campus neighborhood. Barefoot Campus Outfitter, a college spirit wear company, will occupy 3,500 square feet of space for its first store in the Midwest. The Foundry features an additional 1,900 square feet of ground-level retail space still available for lease.

After breaking ground last summer, the six-story, 53-unit student housing complex is 100 percent leased and on schedule to open before the fall semester in August of 2015.

Chris Thomason and Steve Scott from NAI Optimum represented Opus on both transactions. Starbucks was represented by Boh Kurylo of The Lerner Company, and Barefoot Campus Outfitter was represented by Ryan Davenport from Scott Brown Commercial.

Opus Development Company, L.L.C. is the developer of The Foundry and Opus Design Build, L.L.C. is the design-builder. Opus AE Group, L.L.C. is the architect and structural engineer of record and partnered with Minneapolis-based Elness Swenson Graham Architects Inc. on the design.
