Onyx+East announced that Haven, a new single-family build-to-rent (BTR) community in the Upper Arlington, Ohio, area is officially open and welcoming residents.
Located at 3720 Henderson Road in Upper Arlington, Haven features 23 brand-new detached single-family rental homes that offer the privacy and space of a traditional home with the convenience of professionally managed, maintenance-free living.
Five homes are now available for immediate move-in, with an additional home expected this month. The four-bedroom homes offer more than 2,000 square feet of living space. To celebrate the community’s opening, the first four renters can take advantage of a Founders Special, receiving one month rent-free.
Haven enters the market as build-to-rent continues to grow in importance in the U.S. housing landscape. Approximately 63,000 single-family homes built specifically for rent began construction nationwide in the 12 months ending June 2026, accounting for 6.9% of all single-family housing starts.
The growth reflects changing housing needs as more households seek the space and privacy of a
single-family home without the upfront costs, long-term commitment, and maintenance associated with homeownership. National BTR occupancy reached 92.6% in the second quarter of 2026, underscoring continued demand for single-family rental homes.
The demand is particularly relevant in Central Ohio, where population and employment growth are increasing the need for additional housing options. Columbus estimates the region will need approximately 200,000 new housing units over the next 10 years to keep housing supply in line with demand.
Offering private-home features with maintenance-free convenience, each Haven home includes an attached two-car garage, a private driveway, a fenced backyard with an outdoor patio, and a covered
front porch. Additional amenities include professional lawn care and snow removal. Inside, homes feature luxury wood-plank-style vinyl flooring, stainless steel GE energy-efficient appliances, white quartz countertops, a sleek gray subway-tile backsplash, and ample closet and storage space.
In Upper Arlington, Haven is conveniently located near major employment centers, including Riverside Methodist Hospital, The Ohio State University, and nearby corporate offices, as well as shopping, dining, and entertainment. The opening of Haven expands Onyx+East’s presence in Central Ohio while adding another housing option to a region experiencing continued population and employment growth. Other developments completed by Onyx+East in Columbus include Greenery, its first residential development in Central Ohio.
