Opus awarded contract for Oelheld’s U.S. headquarters in West Dundee’s Oakview Corporate Park

The Opus Group has announced the land sale and contract for a 23,400-square-foot warehouse and office facility at the Oakview Corporate Park in West Dundee. The property will serve as oelheld U.S. Inc.‘s (oelheld) new U.S. headquarters and manufacturing site.

Oelheld is a German-based company that develops state-of-the-art cutting, grinding and water-soluble cooling and lubricating fluids for use in the tool and gear making industries.

The building will include 7,600 square feet of office space and 15,800 square feet of warehouse space with the ability to accommodate future expansion up to 16,000 square feet.

Given oelheld’s needs as a leading lubricant manufacturer, the space will be highly-specialized to support the company’s commitment to environmental protection and research in fluid technologies.

The new facility will include both an interior and exterior spill containment system to ensure that any spilled fluids can be controlled for cleanup, and a new laboratory will allow them to conduct the needed research to meet the ever-changing and increasing demands of their clients.

The project is slated for completion in December 2016. Opus Design Build, L.L.C. will be the design-builder and Opus AE Group, L.L.C. will be the architect and structural engineer of record.

Noel Liston of Darwin Realty represented Opus Development Company, L.L.C. and Ed Lowenbaum and Jason Talanian represented oelheld in the transaction.
