The Opus Group has started construction on an industrial build-to-suit in Mount Comfort, Indiana. Construction on the 862,235-square-foot building is expected to be complete in the summer of 2021.
“This market has established itself as an active industrial hub, and as a result, we’ve seen a flurry of activity in recent years,” said Doug Swain, vice president and general manager at Opus. “This project is a testament to Opus’ ability to put forward an integrated team and deliver a building on a fast track schedule.”
Located off Interstate 70 on the southeast corner of N 700 W and W 300 N, the site provides a centralized location and room for growth, offering the tenant the potential to expand the building by up to 332,000 square feet. The site has been approved for a tax abatement program and includes 36-foot clear height, 25,000 square feet of office space, 235 parking stalls and 86 dock doors.
Of the total 160-acre development at Point 70 Logistics Park, 83-acres is dedicated to the first phase of the project. Opus is planning a second phase speculative project for the remaining land to the south that would commence in 2021.
Opus is providing development services and is the design-builder, interior designer and architect and structural engineer of record. Exeter Property Group will own the building. Luke Wessel of Cushman Wakefield represented Opus with the purchase of the land and negotiations with Exeter Property Group.
