Opus completes work on 125,000-square-foot mixed-use district in Kansas

The Opus Group completed construction of the Edison District, a 125,000-square-foot mixed-use retail and office development on the southwest corner of Marty and 80th Streets in downtown Overland Park, Kansas.

The five-story building, the first of its kind in the area, was designed with modern features to elevate the growing economic, entertainment and retail activity in downtown.

Edison District offers a unique experience with Strang Hall, a seven chef-driven food hall concept, offering a wide range of food from craft sandwiches and pizzas to Mexican and Asian-inspired dishes. Strang Hall includes a coffee shop with baked goods and a bar serving craft beer and cocktails.

The building’s second floor will offer shared modern office space managed by Edison Spaces. The work area will be complete with flexible work stations and amenities such as conference and break rooms and an outdoor balcony overlooking downtown, floor to ceiling glass windows for natural light, and modern furniture to create a vibrant workplace culture for its tenants. Speculative office will take up the remaining third, fourth and fifth floors.

Adjacent to the building is a skyway-connected parking garage with more than 400 stalls, 24 of which will remain available to the public at all times. The rest will be open following standard business hours and on weekends to welcome more visitors downtown for community events, shopping, dining and other attractions. Additionally, the development offers an outdoor activity plaza for hosting local events with nearby green space.

The office building, garage, and existing retail buildings were clad in three colors of brick with a variety of cast stone detailing. The architectural style was inspired by the colors and motifs of the surrounding, older downtown buildings. The new office building and existing retail buildings complement each other to provide a gateway into the public outdoor spaces, which include a dining plaza, a tiered and canopied stadium-styled seating structure, a large artificial turf lawn, and a concrete-paver event plaza that can be converted to surface parking. The Food Hall bar also has three large glass walls that allow visitors to flow into these outdoor spaces.

Tim Barton and Matt Druten own Edison District, and Opus provided development services and was the design-builder, interior designer and architect and structural engineer of record. Michael Hsu Architects provided interior design and furniture selection services for Strang Hall. AREA Real Estate Advisors is marketing the speculative office and retails spaces for lease.
