P.A. Commercial closed the sale of a 19,864-square-foot flex/industrial building at 22915 Commerce Drive in Farmington Hills, Michigan.
The property officially closed on December 10, 2025, after a highly competitive marketing process that resulted in multiple offers.
The property was listed at $2,100,000 and sold for 95% of the asking price in an all-cash transaction after just three months on the market. Matt Schiffman and Dan Blugerman of P.A. Commercial represented the seller and buyer in the transaction.
Situated on a 2.91-acre parcel within a well-established industrial park, the building offers abundant on-site parking and excellent accessibility. Originally constructed in 2003 as a charter school, the property underwent a full interior renovation in 2017 when it was acquired by a marketing agency, transforming it into a highly modern and functional business environment. The interior layout was designed to support today’s collaborative and creative workplaces, featuring soaring exposed ceilings, an open lounge with multiple seating areas, a full cafeteria and kitchen, café space, and fitness room. The building also includes 15 private offices, numerous conference and meeting rooms, flexible breakaway spaces, storage rooms, and a receiving area with an overhead door—making it suitable for a wide range of office, flex, and light industrial users.
The buyer, National Truck Equipment Association (NTEA), will occupy the building as its new corporate headquarters. NTEA represents more than 2,100 companies involved in the manufacturing, distribution, sale, and repair of commercial trucks and truck accessories. The organization’s previous facility totaled 11,533 square feet, and the new headquarters will allow NTEA to support its continued growth and expanding operations.
One unique aspect of the transaction was the relationship that formed during the due diligence process.
