Paine/Wetzel TCN Worldwide’s Albert Schulman completes four Chicago-area transactions

Paine/Wetzel TCN Worldwide announced that Albert Schulman, Senior Vice President of the firm, has recently completed three lease transactions and one sale in Cook County.

In the first transaction, Schulman represented Specialized Assistance Services, NFP, in its purchase of a 17,000 square foot building at 2630 S. Wabash Avenue in Chicago. The not-for-profit is moving its headquarters from its current location at 2101 S. Indiana. Specialized Assistance Services, NFP is a not-for-profit organization incorporated in 1976 to provide comprehensive treatment services to individuals and families who experience problems associated with the use of psychoactive substances. They selected the new building because it was less than a mile from the present location, its elevator system and a dedicated garage for up to 19 cars. The building’s seller, Digby Security Systems, was represented by @properties Larry Cohn and Bernette Ketwigg.

In the second transaction, Schulman represented 6027 S. Wentworth Building LLC in the sale of its 10,900 square foot building to 1st Response EMS, an ambulance company. The building sits on a 33,650 square foot site. A different ambulance company had previously occupied the building, so it was already complete with all the amenities needed to operate an emergency medical response facility. It was recently remodeled and in excellent move-in condition with new floor drains and a triple track catch basin. 1st Response also like the location on Wentworth Avenue bordering on the Dan Ryan expressway and its car parking for up to 50 vehicles. This is both relocation and an expansion for the ambulance company. The buyer was self-represented.

In the third transaction, he represented Golden Eagle Distributors LLC in a new 30,117 square foot lease at 2121 21st Street in Broadview, IL. The general merchandise distribution company is relocating from 4139 West Ogden Avenue in Chicago and selected the space because of its high ceilings, wide bays, 3,000 square feet of office space and two interior truck docks with elevators. The building also includes an overhead drive-in door and available parking. It is centrally located near expressways and in a dense part of the distribution chain. The building’s owner, GIS Rolling LLC was represented by Darwin Realty’s Dan Fanelli.

In the most recent transaction, Schulman represented EBeautique, Inc., an internet beauty supply business, in its lease of 15,293 square feet at 2444 W. 16th Street in Chicago The company is moving from its former space in Bellwood to the larger space closer to downtown Chicago. EBeautique selected the space because it was in a clean, upgraded, multi-tenant property near public transportation. They also liked its dedicated truck dock and parking, new office space and concrete construction. The landlord, 1600 Western Venture, LLC, was self-represented in the transaction.
