Partners Real Estate announced that its development platform, Partners Development, has broken ground on Phase I of Seguin Commerce Park, an eight-building, 234,600-sq.-ft. industrial park at N Heideke Street and Freeport Way in Seguin, Texas. Phase I consists of two 40,000-sq.-ft. buildings at 1781 and 1775 N Heideke Street, scheduled to deliver in May 2027.
Partners’ Stan Nowak, SIOR, Andrew Alizzi, Colten Courtney and John Colglazier are marketing the park’s buildings for sale or lease. The groundbreaking, held alongside the Seguin Economic Development Corporation (SEDC), comes 20 months after Partners Development acquired the ±20-acre site in February 2025.
Buildings at Seguin Commerce Park range from 17,000 to 40,000 sq. ft. and feature heavy-gauge steel, clear-span construction; 25-foot clear heights, with Buildings 1 through 6 crane-ready for 20-foot hook heights; grade-level doors with the capability to add dock-high wells; 800-amp, 277/480-volt power; ESFR-ready sprinkler systems; and dedicated, secured yard capability. Each building includes a ±1,600-sq.-ft. finished office or a build-to-suit office designed to the user’s needs, and buildings in Phases II and III can be combined to accommodate build-to-suit requirements of up to ±140,000 sq. ft.
Seguin Commerce Park sits roughly 39 miles from San Antonio and 51 miles from Austin, with access to IH-10, SH-123 and SH-46. Seguin’s population grew 28.4% between 2020 and 2024, and nearly 18% of its workforce is employed in manufacturing at employers including Caterpillar, Vitesco Technologies, CMC Steel Texas, Tyson Foods and Niagara Bottling. The park joins a growing pipeline of industrial investment in the city that includes Ranch Hand’s planned 400,000-sq.-ft. manufacturing facility and KTH Parts Industries’ planned $127 million automotive manufacturing facility.
