Partners Real Estate arranged a 157,390-square-foot office lease renewal and expansion with Chord Energy at 1001 Fannin in Houston. Chord Energy has renewed to 130,300 square feet and is expanding to lease an additional full floor of 27,090 square feet.
Chip Colvill and Brad Beasley of Partners represented the landlord in the lease negotiations. Chad Beck of Cushman & Wakefield represented Chord Energy.
Building on a recent multi-million-dollar renovation, ownership is actively developing a new Conference Center featuring space for large corporate events, smaller conference rooms for tenant meetings, and pre-function areas for gatherings.
The renovations have generated strong leasing momentum. Along with renewals from existing tenants such as Chord Energy, the building is attracting significant interest from new prospects.
The 47-story LEED Gold certified tower includes 1,333,312 sq. ft. of flexible and efficient office space with eight corner offices per floor, 25,000 sq. ft. of retail and amenity space, and a tunnel-connected parking garage that encompasses a full city block.
Past renovations include a revitalization of the building’s lobby and tunnel levels, a new lobby-level coffee shop, spacious tenant lounge areas with collaboration spaces, a new fully equipped, 8,000-sq.-ft. fitness center, and a new exclusive outdoor tenant plaza.
