PCCP, LLC has formed a joint venture with TriStar Properties for the development of a 717,060-square-foot, 36-foot clear height Class-A industrial warehouse building in Edwardsville, Illinois, in the Metro East submarket of St. Louis.

Construction is already underway and is anticipated to complete by the end of the year.

The 55-acre development site, Gateway 717, is in the Gateway Commerce Center, a fully leased, 2,000-acre industrial park that includes major tenants such as Procter & Gamble, Dial, Hershey and Unilever. TriStar is Gateway Commerce Center’s master developer.

Gateway 717 follows the successful PCCP and TriStar joint venture, also in the Gateway Commerce Center, of the development of Gateway 673. The 673,137-square-foot cross-docked industrial building was completed earlier this year and was fully pre-leased during development to Saddle Creek Corp.
