Pinecroft celebrates construction start of 39,833-square-foot medical office building in Shenandoah

Pinecroft marked the official start of construction of a 39,833-square-foot medical office building with a groundbreaking ceremony. Located at 8933 Tamina Road in Shenandoah, Texas, the $16.2 million development is 100% pre-leased to multiple healthcare providers in primary care, nephrology, urology, cardiology, infectious disease and other specialties.

The 2.7-acre property is located in Shenandoah, just one block east of I-45, in a high‑traffic commercial corridor that provides quick access to the major medical districts of The Woodlands. Facilities operated by Memorial Hermann, Houston Methodist, St. Luke’s Health, and Texas Children’s Hospital are all clustered along the I‑45 medical corridor and form one of the region’s most concentrated healthcare hubs.

As The Woodlands and City of Shenandoah continue to see tremendous growth in their medical sector, strategic location plays a key role in ensuring convenient access for patients and close proximity for physicians to the region’s major hospitals. The Shenandoah Medical Plaza offers excellent accessibility, whether you’re coming from within The Woodlands or via the I-45 feeder roads. It also provides straightforward access to the primary hospital systems serving The Woodlands area.

The development will include concrete tilt wall construction and 213 parking spaces. It is slated for completion in January of 2027.

The team supporting Pinecroft in the development includes: O’Donnell Snider Construction, general contractor; Browne McGregor Architects, Bleyl Engineering, civil engineer; Dally & Associates, structural engineer; Spectrum Design Engineers, mechanical, electrical and plumbing services; and Wong & Associates, landscape architect.  First Citizens Bank is the lender.
