Pogoda Companies has added five more properties to its growing self-storage portfolio. Three were in the Grand Rapids, Michigan, MSA and two were in the Detroit, Michigan, MSA. Each has been rebranded under Pogoda’s trademarked name: National Storage Centers.
National Storage Centers – Alpine I – Pogoda has managed this facility since 2016 and bought this property off-market. It consists of 48,760 square feet and 314 units, has an occupancy of 93%, and is the sister property to Alpine II.
National Storage Centers – Alpine II –This former CubeSmart managed property has 79,225 sq. ft. and 754 units. Through a complex and lengthy lot split process, Pogoda combined this property with the neighboring Alpine I. This 3-story Class A facility was built in 2020 and offers an indoor drive through for customer convenience and is currently 46% occupied.
National Storage Centers – Canton Joy Road – Located between Ann Arbor and Detroit, the 59,400 sq. ft. 460-unit location was purchased off-market. It has been transformed through a substantial capital expenditure program that included new doors, painting, gutters, a relocated and new swing gate and computerized access, as well as a completely remodeled office/apartment. Occupancy sits at 91%.
National Storage Centers – Livonia West – is our third location in the Livonia submarket. The long-term goal is to add 15-20,000 sq. ft. to this 26,161 sq. ft., 236-unit facility.
National Storage Centers – Walker Ironwood – Pogoda acquired the 72,695 sq. ft., 538-unit facility off-market. Currently at 99% occupancy with a substantial waiting list, rental rates have been dramatically increased for both new and existing tenants all while adding ancillary income such as tenant insurance and truck rental.
