Vermilion Development has begun pre-leasing at Viridian on Sheridan, a new luxury rental development at 734 W. Sheridan Road in Chicago’s Lakeview neighborhood. Luxury Living Chicago Realty is the exclusive marketing and leasing brokerage for the 10-story, 100-unit building, while RMK Management will manage the property.

“The contemporary design of Viridian on Sheridan, along with its popular Lakeview address, proximity to great dining and entertainment, and view into Wrigley Field from the amenity floor, make it an attractive option for renters seeking a charming location and a home packed with technology to simplify their lives,” said Aaron Galvin, founder and CEO of Luxury Living Chicago Realty.

Each tenant will receive a consultation with a technician from Whiz Cribs, a technology integrator, who will set up smart home components such as an in-home Amazon Echo and connect Smartapps to enhance their lifestyle, including turning on and off lights, making dinner reservations, playing their favorite music and requesting Uber rides. Tenants will receive instructions and can opt for upgrades and add-ons including a digital assistant, smart outlets, dimmable white and color bulbs and more.

“A new era has arrived and we are excited to be the first to offer smart home amenities that can be integrated into each apartment at Viridian,” said Dave Cocagne, president and CEO of Chicago-based Vermilion Development. “The future of smart home technology isn’t just in your hand holding your phone, but in your voice, to turn on and off electronic devices, which provides a cutting-edge tenant experience.”

Viridian on Sheridan offers a mix of one-, two- and three-bedroom floor plans ranging from 542 to 1,310 square feet. All apartments have a minimum of 9-foot ceilings, wood plank flooring throughout, solar shades, floor-to-ceiling windows and in-unit, full-size laundry. Private outdoor spaces are offered in select units. All units also include the Latch keyless entry system that allows tenants to unlock a door with an iOS or Android smartphone, keycard or special door code.

Building amenities include a resident lounge featuring a demonstration kitchen, oversized TV and Wi-Fi-enabled SONOS sound system, as well as access to the outdoor terrace with dining area, gas grill and outdoor gas heater. A technology-forward fitness center, a co-working or small group meeting space, a rooftop terrace with stunning city and lake views, abike room, dog wash and on-site dog run complete the amenity spaces.

A LEED-designed building, Viridian on Sheridan will also feature two rooftop gardens that will offer produce and herbs responsibly grown with minimal environmental impact using a comprehensive green-roof system developed by Omni Ecosystems and serviced by The Roof Crop. Residents will be able to purchase produce through the program.

“Viridian on Sheridan’s location will appeal to students, professionals and families,” said Anthony Rossi Sr., CEO of RMK Management Corp. “The neighborhood offers endless options in dining, shopping and entertainment and has great access to Lake Michigan, Wrigley Field and downtown Chicago.”
