PREMIER Design + Build Group celebrated the groundbreaking of a new industrial warehouse facility and growing presence in the O’Hare industrial area with Bridge Development Partners LLC, in conjunction with Hillwood, and Elk Grove Village officials May 30. The new warehouse at 2475 Touhy is designed to accommodate air and land freight forwarders and distributors.
The previous obsolete 185,000-square-foot metal panel structure was demolished and cleared, and construction is now underway of the modern multi-tenant warehouse distribution facility.
Upon completion, the new 124,028-square-foot warehouse will include 35 dock positions to provide a dock ratio of just more than 1 per 3,500 square feet. The state-of-the-art 32′-0′ warehouse space will also accommodate airfreight users, and provide fire protection with a new Early Suppression Fast Response fire sprinkler system.
This development will offer a modern appearance, replacing the previously existing warehouse, with a new precast façade and glass curtain walls. A new asphalt parking lot will be placed, accommodating 154 parking spaces; up to four tenants will be able to occupy the new space.
The anticipated completion date of the project is said to be in the fourth quarter of 2013.
Mark Melone of PREMIER Design + Build LLC is the project manager overseeing the development and Scott Lebak is the project superintendent. Cornerstone Architects Ltd. is delivering architectural services and Spaceco Inc. is the civil engineer. Brian Carroll, Ryan Kehoe and Thomas Gath of Newmark Grubb Knight Frank are brokering the facility.
