PREMIER Design + Build Group has just completed a warehouse expansion project in Tennessee for developer HSA Commercial Real Estate. The facility was designed for an end-user in the pharmaceutical and biopharmaceutical sector.
Serving as general contractor on the project, PREMIER expanded the existing warehouse space on the Memphis site by 64,005 square feet. The exterior façade was constructed to seamlessly extend the look of the existing building to the expansion. The addition has six new dock positions, a drive-up door, and three interior openings that connect the addition to the original building.
PREMIER’s scope of work included extending the existing electrical and fire alarm system to the new space and adding a 1,000KW primary and secondary full-building backup generator. The project team added infrastructure for eight rooftop units for a fully conditioned warehouse space. They installed the mechanical system and floor slab heating to support the addition of 12,700 square feet of cooler and freezer space, which allows for precision temperature control for the tenant’s pharmaceutical products. Exterior improvements included the addition of 59 parking stalls and a new concrete truck apron, which is protected by high security fencing and access control.
Improvements to the original facility were also completed by PREMIER. The team installed a new roof, coping and downspouts as part of the project scope.
Mitch Braam served as senior project manager for PREMIER on the assignment, working with General Superintendent Chuck Rugila and Senior Vice President, Market Leader Joseph Ahrens. PREMIER and HSA teamed with Cornerstone Architects, Ltd. for architectural design services.
